What to expect during your inspection:

Overview

A brief overview of the inspection prior to the start of the inspection. Any initial questions or concerns should be addressed at this time.

Thorough inspection

A thorough inspection of all components of the home. It is recommended the client be present during the inspection to ask any questions that may arise.

Inspection Report

A professional home inspection report which includes photographs will be sent to the client via email. Print copies can be given to client upon request. Most inspection reports will be completed within 24 to 48 hours, with the exception of older homes and houses larger then 3000 sqf. which can be more time consuming and may take longer to complete.

2-3 hours

A typical inspection will last approximately 2-3 hours, depending on the size and age of the home. Any questions that arise after the inspection will be answered in a timely manner.

Exterior Components:

Grading, Drainage, Walkways, Driveway, Decks, Porches, Siding, Soffit, Fascia, Gutters, Downspouts, Roofing, Roof Penetrations, Chimney, Electrical Entry, Garage Doors/Safety Sensors and the overall Structure Elements.

Interior Upper Structure:

Kitchen, Bathrooms, Bedrooms, Closets, Windows, Walls, Ceilings, Floor Coverings, Plumbing, Fireplaces, Dampers, Electrical, Attics, Insulation, Bath Vents, Structural Elements and Signs of Water Damage.

Plumbing:

Fixtures, Faucets, Vents, Traps, Toilets, Showers, Tubs, Jet Tubs, Accessible Septic Lines, Main Shut-off and Signs of Water Damage

Basement:

Foundation, Crawlspace, Water penetration, Basement Floor, Plumbing, Electrical and Signs of Water Damage.

Electrical Service:

Representative number of Wall Outlets, GFCI’s, AFCI’s and Light Fixtures. Entrance service, Main Disconnect, Sub-panel board, Breakers and fuses, Grounding and bonding.

Components:

Heating System, Cooling System, Sump-Pumps, Water Heaters, Ventilation Fans and Major Appliances that are included with the sale.

Additional Inspection Services:

Radon Testing:

We are state certificated through the Pennsylvania DEP and other radon institutions, so we can provide reliable radon testing for our clients. Since Pennsylvania is a ZONE 1 Radon State, knowing the radon levels in a home you are buying or currently occupy, can be a crucial piece of information for your health. As per the EPA Radon is the second leading cause of lung cancers in the USA.

Wood Distroying Pest Inspections:

Termites, Carpenter Ants and other wood eating organisms can be very destructive to a home and sometimes even lead to serious structural issues. We are fully trained and certified to inspect for these type of wood destroying insects. We can also provide you with a NPMA-33 completed form, which is often required of VA and FHA loans. The home will be thoroughly examined for any wood destroying insect, including: termites, carpenter ants, carpenter bees and powder post beetles. After my inspection, you will receive a NPMA-33 pest report. NOTE: the inspector is not a licensed exterminator and will not be reporting on rodents or other infestations during this Wood Destroying Pest Inspection.

Water Analysis:

We offer full water quality testing services whether for your own peace of mind or that meet the testing requirements set by FHA, VA and USDA loan companies. When buying a home that is serviced by a Well or Spring, knowing the quality of the water your going to be drinking is a very crucial. Ask us about providing this ancillary service along with your home inspection.

Septic Dye Testing:

The visual septic dye test is combined with flushing the waste system. This test involves the running of 3 plumbing fixtures simultaneously for 30-45 minutes to see if there is any slow-draining fixtures, backups, or surface breakouts. It also involves flushing colored dye into the waste lines, looking for leaks. This type of test is acceptable to most lenders and is the most affordable. If possible, we recommend the buyer or seller arranging to have the tank pumped immediately following the dye test to most through evaluation.

Mold Testing Air/Swab:

The presence of mold in a home can cause serious health and structural concerns. The effects of Mold spores have been known to cause serious health issues to children and those with weaker immune systems. Knowing the air quality in a home can be very important whether you are buying a new home or have mold concerns in a property you already own. As an independent home inspection company, we can provide this as an ancillary service to our clients and don’t have any affiliation with mold remediation companies. We will deliver to you a detailed lab analysis from a fully accredited lab, which will identify from the Air and or surface samples we submit, if mold is present and what type of spores are inside the home.
